Position: Commercial Property Asset Manager

Place of Work: Teddington

Hours of work: Monday to Friday 09:00 to 17:30 hrs (full time)

Salary: £60-80k dependent on experience.


Key responsibilities, include but not limited to:

1 - Team Leadership: Lead and inspire a team consisting of a Property Manager, a Maintenance Manager, and administrative staff, ensuring their performance aligns with our operational goals.

2 - Client Relations: Establish and maintain strong relationships with agents, tenants, solicitors, surveyors, and commercial clients, ensuring their needs and expectations are met or exceeded.

3 - Maintenance Management: Oversee maintenance activities for both commercial and residential properties, ensuring they are well-maintained, secure, and compliant with regulations – managing service providers and suppliers as required.

4 - Financial Management: Monitor budgets, financial performance, and expenditures, aiming for profitability and adherence to financial objectives. Credit control – commercial rents and Service Charge. Being aware of Rent/Service Charge arrears and using Landlord rights to enforce collection or instructing solicitors.

5 - Compliance and Regulations: Stay informed about property management regulations, both commercial and residential, and guarantee full compliance across the portfolio. Including Fire Risk Assessment, EPCs, Electric Certificates.

6 - Buildings (commercial and residential) repairs (5-year plan).

7 – Finding innovative opportunities to ensure reduction of costs.


Good understanding of:

1 – Reviewing and understanding surveyor and contract reports to ensure works are instructed and carry out to a satisfactory level.

2 – Liaise with broker ref buildings insurance.

3 – liaise with business rates and VOA

4 – Understand and action Schedule of Dilapidations protocol and liaise with third party professionals.

5 – instructing and overseeing Letting Agents on vacant properties.

6 – Negotiate New Lease terms or Rent Reviews with the Tenant or via an Agent or Surveyor with an understanding of the relevant Section Notices and processes.

7 – Instruct, chasing and responding to solicitor’s queries, completion of CPSEs, provide Lease Plan.

8 – Lease extension for long Leaseholder.

9 – Refurbishment. Dealing with architects and Council ref. planning applications.

10 – Property inspections.

11 – Good understanding of residential leases (ASTs) and residential property management to support the Senior Property Manager.

12 – Basic understanding of rental trends and comparable evidence.

13 – Authorising contractor’s invoices.

14 - Input and authorise payments – online banking.



Proactive attitude with the ability to ensure progress and ultimate completion of tasks in good time.

Flexibility and high level of dependability with ability to multi-task, organise and prioritise.

Professional knowledge of basic computer packages such as MS Excel, Outlook and Word with agility to adapt to unfamiliar software programs.

Possess very strong oral and written communication skills and ability to work well with others in a team.

Must have full right to work in the UK & office requirement 5 days per week initially
