Location: South Wales
The Welsh Government is seeking a Property Management Surveyor to support the management and letting of the Property Infrastructure commercial land and property portfolio.
In this challenging and diverse role, you will focus mainly on property infrastructure interventions involving disposals, acquisition and development of land and property and setting out and managing joint working arrangements.
Purpose of post
The successful candidate will lead on the negotiation, implementation and management of a range of property management projects and will be responsible for representing the department on internal and external liaison bodies, working groups and partnerships.
They will provide specialist property input to multi-disciplinary project teams and will provide leadership in a variety of cases. Additionally, the post-holder will be responsible for evaluating and monitoring the performance of properties providing regular progress reports, negotiating and resolving legal, financial and subsidy control issues and contributing to the formulation of budgets.
The work of the successful applicant will be essential to ensuring the Welsh Government’s Programme for Government meets its challenging mission to deliver economic resilience and reconstruction, supporting the development of new industries in Wales, meeting the challenge of climate change, and delivering positive economic outcomes across the country.
Key Responsibilities
- To actively support the Facilities Management Contract Manager by ensuring that first-class service delivery is consistently achieved.
- To use KPIs per the contract specification and to ensure that all physical hazards within the portfolio are identified and satisfactorily managed.
- To ensure that the portfolio is always compliant with Health and Safety regulations.
- To provide a comprehensive property management service for a diverse portfolio of commercial properties, ensuring compliance with Landlord and Tenant legislation at all times.
- To optimize all sources of funding, in particular service charge calculations and recovery of utilities, implementing timely recharges.
Role-specific information
- Applications are open to qualified, part-qualified or unqualified property professionals with relevant experience.
- If a successful candidate is not a fully qualified chartered surveyor, funding may be made available to assist with acquiring the professional qualification.
- A full valid UK driving license is necessary as this role will involve frequent visits to properties across the outlined region.
