Job Title: Interim Estates Surveyor - Leases & Transactions

Location: West Yorkshire

Contract Type: Interim/ongoing

Salary: Day rate Negotiable Inside IR35

 

Our client, a local authority in West Yorkshire, is seeking an experienced Interim Estates Surveyor with a strong focus on leases and transactions. The successful candidate will manage a comprehensive programme of lease event transactions, including rent reviews, lease renewals, and regears.

 

Key Responsibilities

  • Manage a programme of lease events, including rent reviews, lease renewals, and lease regears.
  • Analyse market conditions to determine appropriate lease terms and negotiate agreements.
  • Provide expert advice on lease interpretation, compliance, and best practices to internal stakeholders across the Council.
  • Offer guidance on operational lease matters, including applications for landlord's consents, handling alterations, subletting, assignments, change of use, and more.
  • Process requests for variations to existing lease agreements and ensure compliance with lease terms.
  • Handle requests for Licences and Tenancies at Will, ensuring all documentation is accurate and compliant.
  • Conduct property inspections to ensure tenants are fulfilling their obligations, including compliance with statutory and contractual maintenance obligations.  

 

Qualifications and Experience

  • Bachelor's degree in Estates Management or a related field.
  • MRICS Chartered Surveyor accreditation.
  • Strong understanding of lease negotiation, landlord and tenant matters, and new lettings.
  • Knowledge of property-related legislation, case law, and codes of practice.
  • Awareness of current and imminent industry reforms and trends, particularly those affecting public sector property management and local government.
  • Proven experience in real estate or property consultancy, with a focus on lease event transactions and advisory services.
  • Demonstrable experience in commercial property management, preferably within a local government or political environment.
