Job Details
My client who specialises in managing commercial buildings across the UK, with a portfolio that includes office and retail assets in major cities such as London, Birmingham, Manchester, Leeds, Bristol, Edinburgh, and Glasgow, is looking to add Senior Commercial Property Manager to their growing team.
The role is situated within the Property Asset Management team and consists of 5 professionals.
The successful candidate will be responsible for delivering a first-class property management service and identifying opportunities to enhance and protect the value of a portfolio of commercial properties. The role requires a solutions-focused approach and perseverance in ensuring tasks are completed efficiently.
Responsibilities:
- Manage the day-to-day operations of a cross-sector portfolio of real estate assets across the UK, primarily focusing on office and retail properties.
- Deliver a high standard of property management services to the allocated buildings in the portfolio.
- Own and manage both internal and client matters, developing a deep understanding of the contract and scope of services.
- Assist with due diligence on acquisitions or disposals.
- Conduct regular site visits across the UK.
- Focus on building and maintaining strong tenant relationships and enhancing tenant experience.
- Directly report to and liaise with clients.
- Review and implement new policies to ensure the firm is aligned with the latest standards.
- Assist with leasing due diligence and oversee tenant fit-out management.
- Oversee service charge budgeting and planned preventative maintenance (PPM) in coordination with Facilities Managers.
- Manage rent collection and arrears reporting.
- Coordinate budgets, forecasts, and analyses to support decision-making.
- Coordinate the periodic billing process, working closely with administrative support to prevent errors.
- Liaise routinely with clients, facilities managers, solicitors, tenants, landlords, and third-party advisers as necessary.
- Add value to assets by implementing new technologies such as smart building apps and electric vehicle charging.
- Conduct due diligence for onboarding new portfolios, including thorough inspections and securing outstanding documentation.
- Ensure accurate data collection for the client’s asset plan and follow proper processes to record data.
- Support colleagues and contribute to continuous improvements in people and processes.
About You:
- MRICS - 2.5-3 years PQE within Commercial Property Management.
- Proactive in building relationships and responsive to stakeholders.
- Strong understanding of commercial leases and landlord-tenant legislation.
- Knowledge of commercial property management, particularly service charges.
- Excellent communication skills, both written and verbal.
- Strong numerical and IT skills, particularly in Office 365.
- Strong negotiating skills with a high level of organisational and administrative capabilities.
- Self-motivated with the ability to meet objectives within tight deadlines.
- Strong working knowledge of property management software, in particular MRI Qube.
- Attention to detail and high service delivery standards.
- UK driving licence.
